Work Letters and Tenant ImprovementsBOMA Chicago "Brown Bag Lunch" SeriesMay 2, 2007 The interior space shown to a prospective office tenant almost always requires substantial modification to be put to good use. The work letter is the central document in which the parties detail the progression from the way the space appears upon first inspection to the way it will appear when delivered for occupancy. The parties divide responsibility for such issues as (1) who is responsible for designing the improvements and conforming them to code; (2) who pays for the improvements, and (3) who is responsible for hiring contractors, performing the work and completing on a timely basis? This seminar will address the divergent interests and strategies of the owner and tenant in negotiating the answers to these questions, as well as describing the processes and other related documents by which tenant improvements are typically designed and built out and the finished space delivered to the tenant.
